Blog regulars will know that we’ve already covered “Top 10 Home Staging Don’ts” and “Tips for Staging Your Yard to Sell Your Home”, but given how important home staging can be in the process of selling a home, we thought we’d share 4 more crucial tips with you.

Give Your Home a Delightful Aroma

The smell of fresh baked cookies has become a bit of an open house/home staging cliché, but it has become a cliché for a reason! Enjoyable aromas such as cookies, or fresh baked bread can definitely add another layer to your home’s attractiveness. Don’t be too blatant about it, but giving your home an enjoyable scent is definitely a good idea. At the very least, you should get rid of any undesirable odours.

Declutter

You have to do this. A cluttered space is unattractive and unhelpful (it makes your home look smaller than it is, and makes it harder for potential buyers to envisage the space as their own). Once you’ve been through and decluttered once, go through and do it again. This is an occasion where the phrase “less is more” rings true. Furthermore, don’t just pile the clutter up in closets or a spare room, as these areas will be viewed by potential buyers. If you’ve got lots of items that you simply can’t part with, store them at a friend’s place or in a storage locker. You may even want to consider packing your home up early, giving you a great opportunity to reduce the number of items in your home while making your impending move a bit easier.

Let There Be Light

Open the blinds, drapes and curtains to let in as much light as possible. In addition, make sure every bulb in the house is in working order and at the highest wattage available. Bright rooms feel clean and spacious, so take advantage of the natural light in your home.

Give It a Lick of Paint

The fastest way to improve the desirability of your home (and therefore the speed of a sale and the final sales price), is to give the rooms a coat or two of neutral paint. Not only will this help make the home look cleaner and brighter, it can also be a selling feature when done right. Not every homebuyer has vision and can see the forest for the trees, so it is important to make the home look as neutral as possible - even if your bright red bedroom looks like a million bucks.
