Buying a new home is very exciting and while it can be easy to get caught up in the thrill of a new home, it is important to ensure you make a careful and considered decision. A home purchase is very likely the largest investment you’ll ever make and you want to think carefully before you buy. At Team Geen, we care about our clients, and we want to get you into a home that truly works for you.

Before you buy your home, here are three questions to consider:

Can We Afford It?

A very obvious point perhaps, but it is not to be overlooked. Don’t stretch yourself too thin - be realistic about what you can afford. You want to purchase a property that you can comfortably manage to pay for. Comfortably being the key word. Will you still be able to afford the home next year, or a decade from now? What if mortgage rates go up by 3%? No one wants to be “house poor”, so consider every possible eventuality in your decision and be honest with your realtor. A good realtor can help you see the potential and opportunity in a home that may not be your first choice, but that is within your comfortable budget.

Are We Buying this Particular Home for the Right Reasons?

Don’t be dazzled by a stunning view or granite countertops. While these may be things that really appeal to you, a home is a complete package, so make sure you are considering everything as you make your decision. Be sure you’re not buying the home simply because you love the tree fort in the backyard. After all, you can build a playhouse in the backyard of the home that is closer to the school and to your office. It is also important to remember that you can change many aspects of the house as time goes on, but you can never change the lot or the location, so that always needs to be the first and most important consideration when you are buying real estate.

Will We Still Love it in the Future?

When buying a home, most people are doing so for the long-term, so make sure you are properly considering the future. Contemplate how your lifestyle may change in the coming years and make sure there’s still a good chance you’ll love the home in the future. Of course, you cannot guarantee you’ll still love the home, but you can increase your chances by making a careful and considered decision. Perhaps you need a home with laundry and the master bedroom on the main floor for health reasons, or maybe your children will be leaving home in a few years, leaving you with a lot of space that you don’t use. These aren’t necessarily reasons not to choose a particular home, but if you keep them in mind when you buy, you will be better prepared for the future.
